An abstract of title is an all-inclusive title product which shows all recorded instruments that may affect the chain of title to a particular parcel of real estate. An abstract is ...
· a permanent record of the chain of title
· an all-inclusive record showing such things as plats, surveys, conveyances, liens, easements, and judgments

A Title/Lien Report is ...
· a listing of the current titleholder
· a listing of all mortgages and liens affecting the real estate
· current property tax information


Abstracts and Title Reports can show:
· Whether the contract Seller is the legal owner of the property
· Whether the estate being purchased is the actual estate being conveyed. For example, if the seller purports to convey the property in fee simple (the most comprehensive type of property ownership) and the real estate is actually subject to a real estate contract or lease agreement, an abstract will reveal this information.
· Whether existing restrictions, easements, right-of-ways (roads, public utilities, etc.) exist to affect the use of the property or grant rights to others who are not owners
· Whether mortgages, judgments, and/or liens must be satisfied before "free and clear" title can be conveyed to the Buyer(s).
· Whether property taxes and other public and private assessments have been paid.
